Home equity company reviews

What each company offers, what it costs and who it fits, taken only from the company's own published terms. No star ratings: we'll publish our rating method before we add any.

HELOC

Figure

Figure offers a fully online HELOC with fixed- and variable-rate options. The full line is drawn at closing, and Figure publishes an itemized list of possible fees, which makes it easier than most to understand total costs up front.

HELOC

loanDepot

loanDepot's HELOC is a digital application with fixed or adjustable rates and lines up to $750,000. It accepts a wide range of property types and can pay off other debts directly at closing.

HELOC

AmeriSave

AmeriSave is an online mortgage lender that also offers HELOCs, home equity loans and cash-out refinancing. Its HELOC page lists a typical minimum credit score of 600 and combined loan-to-value up to 90%, with some restrictions.

Home equity loan and cash-out refinance

Rocket Mortgage

Rocket Mortgage says its retail business doesn't currently offer HELOCs. It offers a fixed-rate home equity loan (a second mortgage) and cash-out refinancing, and your current mortgage doesn't have to be with Rocket.

Home equity investment

Point

Point's home equity investment (HEI) isn't a loan. Point gives you a lump sum now in exchange for its money back plus a share of your home's future appreciation, settled when you sell, refinance or buy it out, within 30 years. There are no monthly payments.

Home equity agreement

Unlock

Unlock's home equity agreement (HEA) gives you cash now in exchange for a percentage of your home's value when the agreement ends, within 10 years. There are no monthly payments to Unlock, and an Annual Cost Limit caps what you can owe.

Comparison service

Bankrate

Bankrate is a comparison service, not a lender. You answer a few questions, see offers from participating lenders and choose which ones may contact you. Bankrate says it's paid a fixed fee by the lender and that no one can pay to rank higher.
