Your equity is about $250,000. At a 80% limit, total loans on the home could reach $320,000, and you owe $150,000 today.

This is a rough estimate, not a loan offer. What you can actually borrow depends on the lender, an appraisal, your credit, your income and your debts.

How this estimate works

Lenders usually cap the total of all loans on your home (your mortgage plus any home equity loan or line) at a percentage of its value, called the combined loan-to-value (CLTV) limit. We multiply your home value by that limit and subtract what you already owe.

Before borrowing, read our guide to choosing between a HELOC and a cash-out refinance.
